We picked this one mainly because of the location and also because it is quite new. We are very happy with our decision, we love to be 3 min walk from the park and 5 min drive to downtown. The apartment is great, our part is super quiet and the common areas are great There are two gardens, one of them with the pool and the other is great to go for a walk with the dog.

submitted by Matthew H. - |Recommended: YesGreat property great location. — I lived in The Viv for five years. I liked it a lot. The location--in Montrose and close to Midtown, The Heights, and The Museum District--is perfect. It's one of the rare areas on Houston where you could walk to your favorite bars or restaurants. The pool is The Viv's best amenity, with the gym being decent--but not great. The pool, though, if you care about a pool, is really well-kept and spacious. The community is a mostly young one, but there never seemed to be any major issues with noise or boisterousness. I stayed in both a one bedroom and a two bedroom while living there. Both are enough room for a young person without a ton of adult stuff. Plus the appliances were all stainless steel and new. I kind of hate the glass sinks which look great but are tough to clean, but that's a minor gripe. For the most part, the staff is really great. Brittani and Gladis are both very helpful and the maintenance crew are the best however, not all the leasing staff is truthful or helpful in fact, the only reason I left was because I couldn't seem to get one employee I won't name this person in case this was just a bad day for this employee to understand the urgency in which I needed to look at a new apartment. Really, with each time I needed to change apartments, the staff member available wasn't very helpful. Long story short, I was willing to attain information from this employee to make a decision to renew that very minute, but this employee feigned that he she could not help me that day. I must admit I only know that he she could have helped me because I called to ask to be shown a room from a phone after he she said he she could not. Then suddenly, when I was a new prospect, this employee was able to help. Again, not Brittani or Gladis who are both great . A shame, because I would have stayed. Still, I'd say that The Viv is a great place to live other than that unfortunate situation.

submitted by Rachel R. - |Recommended: YesDefinitely recommend — My husband and I have lived here for 3 years now and we love it. Maintenance is prompt when you need help to have things fixed. The leasing office is friendly, helpful and professional. I love when they have the Bloody Mary bar set up. They also offer fajita nights and cookies and all kinds of stuff. The apartment is in such a great location and is really beautiful inside and out.

submitted by Sara M. - |Recommended: YesGood apartment home — I enjoy living at The Viv, its a pretty good community. Most of the neighbors are respectful of the noise rules, the grounds are pretty nice, the location is great, most of the tenants are friendly. The staff in the office are somewhat helpful but tend to be a little forgetful forgot to give us the codes for the gates, tell us where the trash rooms were, etc. when we moved in . My complaints are mostly cosmetic The thermostat in our apartment is an old mercury one so it's not accurate at all which they need to update, the dark paint they used on the trim and doors makes the apartment pretty dark even with the big sliding door and windows, I also don't like the glass bowl sinks in the bathrooms they look cool but are a pain to keep clean.

submitted by Zachary G. - |Recommended: YesThe apartment grounds are always well kept — I thoroughly enjoy living at the Viv, although, I feel as if the main office staff should be more accessible over the phone. I have called the front office on several different occasions regarding urgent matters and have often never been able to get anyone to answer my calls.

submitted by Kirill K. - |Recommended: YesVery positive overall — I am very satisfied overall. It's a nice and well-maintained community. I was slightly unhappy with sound and heat insulation. I know exactly where my neighbor from above is at any time in their apartment and what their dog is doing, and there were couple nights when I was freezing inside my apartment. My biggest disappointment was that I received a noise complaint while I wasn't even at home. Apparently, the security couldn't tell one apartment from another and confirmed that the noise was coming from my apartment. That makes me upset mostly because if something happens that is more serious than someone being loud I am not sure the security will be helpful if they can't even tell which apartment the noise is coming from. Besides that, no big issues in 9 months I was here.
